Tacoma is Pierce County’s largest city and offers one of the most diverse housing markets in the South Sound. Buyers can choose from historic homes, established residential neighborhoods, waterfront properties, condos, townhomes and newer infill development, all within a city that combines urban amenities with direct access to Puget Sound.
Tacoma’s neighborhoods each have a distinct character. Areas such as Proctor, Stadium District, North Tacoma, 6th Avenue, Hilltop, Lincoln District, South Tacoma and the West End offer very different housing styles, lot sizes, architecture and neighborhood feel. The city officially recognizes multiple neighborhood and mixed-use centers, including Proctor, 6th Avenue, Lincoln, McKinley, Narrows, South Tacoma Way and Point Ruston.
One of Tacoma’s biggest strengths is that it doesn’t feel like one giant suburban development.
North Tacoma and Proctor are known for older homes, tree-lined streets and neighborhood shops and restaurants.
Stadium District combines historic architecture, hillside streets and proximity to downtown and Commencement Bay.
6th Avenue is one of Tacoma’s established neighborhood business districts, with restaurants, shops and easy connections between North Tacoma, downtown and central neighborhoods.
Hilltop sits immediately west of downtown and is now directly connected to downtown and the Tacoma Dome area by the T Line.
South Tacoma includes established residential neighborhoods and the South Tacoma Way business district, while the **West End** includes areas near the Narrows, Titlow and Point Defiance. Tacoma’s West End reaches roughly 11 miles of shoreline from Point Defiance toward Titlow.
Tacoma’s waterfront is one of the city’s defining features.
The Ruston Way shoreline follows Commencement Bay and combines beaches, parks, walking areas, restaurants and waterfront recreation with views across the Sound and toward the mountains. The shoreline is bordered by steep slopes and residential neighborhoods above the water, creating some of Tacoma’s most recognizable views.
Point Defiance Park anchors Tacoma’s northwestern edge and adds another major outdoor destination, while smaller neighborhood parks and waterfront areas are spread throughout the city.
Downtown Tacoma combines historic architecture with museums, universities, restaurants, entertainment and residential development.
The area surrounding Union Station includes the Museum of Glass, Tacoma Art Museum, Washington State History Museum and University of Washington Tacoma, while the Theater District includes venues such as the Pantages and Rialto.
That cultural concentration gives Tacoma a much more urban feel than many surrounding Pierce County communities while still keeping residents close to parks, waterfront and residential neighborhoods.
Tacoma is one of the South Sound’s major transportation hubs.
Sounder S Line commuter rail connects Tacoma with Lakewood and Seattle, while the local **T Line light rail** runs between Tacoma Dome Station and St. Joseph, serving Union Station, downtown, the Stadium District, 6th Avenue and Hilltop along the way.
Tacoma Dome Station also provides connections to Sounder, Amtrak and other regional transit options.
Tacoma’s housing stock reflects more than a century of development.
Buyers can find Craftsman and early-20th-century homes in older neighborhoods, mid-century houses, waterfront and view properties, condominiums, townhomes and newer infill development. Some neighborhoods offer compact urban lots and walkability, while others provide larger yards and quieter residential streets.
That variety makes neighborhood selection especially important in Tacoma. A buyer looking for a historic home near Proctor may have very different priorities from someone seeking a condo downtown, a view property in the West End or a home with easier access to I-5 and JBLM.
